The Lagos State Government has served a 21-day ultimatum to the developers of 176 illegal estates.
The state government demanded that the estates process their layout approvals or face sanctions.
The estates, primarily located in the rapidly developing corridors of Eti-Osa, Ajah, Ibeju-Lekki, and Epe, were identified by the Ministry of Physical Planning and Urban Development for operating without the necessary government-sanctioned layouts.

According to a document released by the ministry, the illegal developments are in violation of the state’s sustainable development goals and the T.H.E.M.E.S Plus Agenda.
Permanent Secretary for the Office of Physical Planning, Oluwole Sotire, stated that the failure to secure proper layout approvals undermines the government’s efforts to create an organised, resilient, and smart city.
Notable estates on the list include Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota.
Developers of the affected estates have been directed to submit all relevant documents to the Permanent Secretary’s office in Alausa, Ikeja, within 21 days to begin the approval process.
Sotire clarified that this action is part of the ministry’s routine function to regulate and grant layout approvals for all public and private estates in the state.

He also used the opportunity to remind developers and real estate practitioners of the mandatory requirement to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees and monitors the real estate sector.
The government’s move aims to enforce urban planning regulations and ensure all developments contribute to a structured and functional urban landscape.
